Access Statement for Irelands farm

 

Introduction

 

Irelands farm cottages consist of five delightful oak beamed converted cottages, set in a sheltered courtyard.

They are 1 mile from the A3400 at the “Bird in hand” pub north of Henley in Arden, within a 20minute drive from the National Exhibition centre.

The village of Henley in Arden is 2 miles from the cottages, the nearest bus stop is at the end of the lane by the

“Bird in Hand” public house. 1 mile from the cottages. This is the "X20"(Stratford upon Avon /Birmingham route)

and runs every hour.

 

The railway station in Henley in Arden also runs hourly, there is free parking at the station. The line runs to Stratford upon Avon and Birmingham Moore Street


Henley in Arden has a small Summerfields, a newsagents, numerous places to eat and drink, many local walks,

library, hair salons, churches, Wednesday markets.


Arrival and car Parking facilities

 

Car parking is available for up to 2 vehicles, directly outside each property. The surface is concrete, and can

be uneven in places. Access to the properties are by steps or via a slope at the end of the path.

Bulrush cottage:

 

Has 2 steps, height 16cm; there is a lip of 5cm at the base of the front door.

A 20cm lintel with a 8.5cm step down into the Kitchen onto matting.

Bramble cottage:

 

Has 2 steps, height of the first step is 12cm and the second is 20cm,

there is a lip of 5cm at the base of the front door onto matting.

Hazel cottage

 

Has 3 steps, first is 7cm, the second is 9cm, and the third is 15cm.

There is a lip of 2cm at the base of the front door entering onto linolay flooring in the kitchen

Lily cottage:

 

Has a single graduated step of 7cm to17cm. The path can also be accessed via a slope from the end of the

path by Lily cottage. There is a lip of 2cm at the base of the front door onto matting in the entrance area/lounge.

 

Laburnum cottage:

 

Has one step of 12cm to the path, there is a lip of 10cm at the base of the front door, opening onto a linolay

floor covering in the hall. The path can also be reached by a slope to the right of the property.

 

 

General Information:


Arrangements can be made for vans/lorries/extra vehicles with the owner.


The lane to the cottages is single track, with passing areas, the bridge by the “Bird in Hand” has a weight limit

of 7.5tonnes.There is an alternative route off the A3400 nearer to the M40. ask for details.


The drive to the farm from the road is a long stone farm track.


Reception

 

A reception sign is situated on the front garden gate, with a paved path leading to the front door of the farmhouse.

The parking area outside the farmhouse is gravel.


On Arrival

 

Prior arrangements will have been made for key collection.

Welcome packs of tea, coffee, and sugar are available in all the cottages.

Information, useful and emergency telephone numbers, leaflets and maps can be found amongst literature in the cottages.

Front doors are all of a standard width and height.

 

Lily cottage has a ground floor bedroom with walk in ensuite shower, there are 2 grab rails and a stool in the shower, and rails either side of the toilet, lower sink with lever taps reduced height shaver point and mirror. All internal ground floor doors are sliding (82cms wide)


Public Areas

 

Courtyard, cottage gardens, both drives to the cottages, there is a farm pond to the side of the farm drive, this is not fenced and parents are advised not to let their children wander unsupervised. Farm barns and vehicles are private There are Public footpaths off both drives; maps of these can be found amongst the information pack.


Outdoor Facilities

 

There is a private garden at the back of Laburnum, from the lounge through double patio doors. Paved patio area with garden furniture and a clothes dryer. There is a fenced communal garden to the rear of Lily, Hazel, Bramble, and Bulrush, each cottage has a paved patio area, garden furniture and clothes dryers, there is privacy fence panelling between each cottage.

Access to the garden from Hazel, Bramble and Bulrush, is through the lounge double patio doors. Access from Lily is through the garden gate to the side of Lily Kitchen.


Kitchens

 

All kitchens are equipped with standard height work surfaces, supporting microwave, toaster, and kettle, with integrated sinks, hob tops, low level ovens with drop down doors. Simple washing machines with side opening doors. Fridges with small freezer compartments, further freezer storage can be made available.


Stairs

 

All have handrails, they are standard in height and width, and total 12/13 steps.


Fire Precautions

 

All cottages are fitted with mains/battery smoke alarms, fire extinguisher, and fire blankets in the kitchens. The alarms are checked regularly. There is emergency lighting above the stairs in all cottages in case of power failure in the night. The farm has a generator which is capable of providing all the cottage with electricity in the event of a prolonged power failure.
